Vice President of Construction / Capital Projects
Current responsibilities include complete oversight for the institution, development, planning and execution of a $500 million dollar construction program located on Fisher Island Florida. This new construction program consists of 5 luxury condominium buildings and all associated Site/Utility/Civil and Environmental infrastructure on and outside the Island. Management duties encompass all construction related activities, onsite administration work including field supervision of all new construction and custom interior finish work. Administrative responsibilities include General Contractor AIA contract review and revision, processing and approval of all contractor pay application submittals and the application and tracking of all required Environmental, Civil and Utility permits.
Other responsibilities include the liaison and co-ordination of all local Government, State and local municipality communications between the Developer, Architects/Designers/Engineers and Consultants to include the compilation and presentation of investor quarterly project status reports. Review and approve all Island Capital budget expenditures, management of program schedule and co-ordination of monthly onsite walkthroughs with financial lending institutions to include onsite Quality Control, Value Engineering, project risk management and adherence to OHSHA safety regulations. Retain status as permit qualifier for all Island ownership construction permits.
Island Capital projects currently include FPL underground service upgrades, seawall restoration, Civil and Environmental remediation work, new directional bore forced main sewer system with added pump station, Bellsouth Fiber Optic utility easement relocation, ferry terminal upgrades and relocation of Army Engineer Corps and Miami Dade utility service easements.

As General Manager my responsibilities encompassed the oversight of all sales and operations of the Miami business unit Special Project Division (SPD) unit in the Tri-County area of South Florida. Co-ordination and implementation of all sales, planning, scheduling and risk management of multiple construction projects at the pre-construction phase thru Design Development to include construction and delivery of the final product on time and under budget. Compile and negotiate AIA contracts and detailed scopes of work with owners, Architects and sub-contractors. Monitor progress of all projects and produce quarterly financial status reports for local business unit and corporate office review. Liaison on a regular basis with Owners representatives, State and local Municipalities, Engineers, Architects, Designers and onsite construction staff to assure accurate communication, timely delivery and a quality product. Review and sign off on all construction related contract documents to include Payment Applications, Change Orders, Request for Information, Value Engineering submittals and Contract Addendums.
Miami SPD projects included ground up construction of a new broadcasting facility, Hurricane Emergency systems and satellite uplink for the Telefutura / Univision Hispanic TV network, underground Civil Engineering and wastewater management at Doral Golf resort, all Telecommunication and IT infrastructure install at Miami Dade College Education Center of The Americas and miscellaneous Hospitality, Healthcare, Commercial and custom Industrial installations and renovations.




Sonesta Hotels & Resorts, Key Biscayne, Florida Mar 00 - Feb 02
Senior Project Manager / Construction Consultant
Principle responsibilities included the completion of a $25 million dollar design build 2 year contract renovation and new construction at the Key Biscayne Hotel and Resort. Other duties include construction consultation/problem solving and construction drawing review on various National and International Construction and MEP Engineering projects. The Key Biscayne property scope of work included a ground up new construction of a new Spa, new Executive/Sales offices and renovation of the 300 room guest tower and public areas, including reconfiguration of all MEP infrastructures. Oversee the development of conceptual design drawings to 100% construction permit drawings and distribute for construction budgeting. Develop comprehensive scope documents for all work and compile a detailed line item budget for owner review and approval. Submit a fast track construction Schedule to align with owner completion date, budgets and existing business commitments. Co-ordinate architects, Designers, Engineers and construction crews on a daily basis Work in conjunction with local municipalities and State environmental agencies to ensure smooth interaction between contractors and State/City inspectors regarding drawing submittals and construction permits. Write and assign all construction contracts, process purchase orders and submit onsite accounting tracking documents to corporate accounting on a monthly basis. Liaison with owner on a weekly basis, co-ordinate shareholders site visits to include a quarterly project status presentation.




Destination Hotels & Resorts, Miami, Florida May 98-Mar 00
Senior Project Manager, Eden Project Roc Hotel and Spa, Miami Beach, FL
Responsible for completion of a 2 year contract $50 million dollar historical hotel renovation project with a fast track schedule in the Art Deco district of Miami Beach. Projects included $15 million of design build MEP infrastructure work in the first six months while keeping the hotel operational and open to the public. MEP work included new storm water pumping systems and injection wells, new main electrical switchgear, complete boiler room replacement, new HVAC Chillers and new domestic water pumping system with pressure boosters. Undertake and complete all pre-construction due diligence to include budgets, scope of work documents, Conceptual Designs and environmental abatements. Interview General Contractors, Architects and Designers, write and distribute Requests For Proposals and write and assign contracts. Assist in the procurement of permits including liaisons with Design Review Board, Historical Society and Building officials of Miami Beach. Responsible for all onsite accounting for the project, including processing of bank draw funding and conducting monthly site visits by funding personnel. Submit monthly and quarterly budget and status reports to corporate office for distribution to the board of investors. Conduct quarterly investor/owner site visits and meetings. Project completed successfully on time and under budget (hotel remained open throughout). The property has received numerous accolades in Local, National and International media circles.




G.F. Hotel Management, Philadelphia, PA August 92-May 98
Regional Facilities Director / Capital Projects Director Northern Region
Responsibilities included the coordination and management of all Northern region (NY, CT, PA, RI, NJ) property renovations, new construction, special projects and institution of Energy Management programs. Compile Operations and Maintenance budgets, schedules and scope of work documents for all projects to include 5 year projected capital expenditure plan for each property project. Oversee new construction program for hotel resorts and Golf and Country clubs within the company portfolio. Write and negotiate all contracts, interview and hire General Contractors, Architects, Designers and on site superintendents. Submit monthly project status and budget reports to regional vice president. Negotiate regional vendor contracts, institute Energy Management programs, and prepare annual operating budgets for individual properties within the company portfolio. Prepare due diligence reports on all future property acquisitions including draft budgets for necessary remediation/construction work.
