Development Manager 2006 2009 Served as the primary Site Development and Project Manager for the new $400M Ritz-Carlton Kapalua Bay Resort and Spa. Project encompassed the building of 84 private residences and 62 fractional condos along with all other resort and spa amenities. Duties include managing the on-site General Contractor PCL, development of final project budget, overseeing design development along with WCIT Architecture and working with local Maui County officials in obtaining development rights and permits.
Instrumental in all key aspects of the development of the Resort and Spa:
Reduced budget by $30M through value engineering. Obtained all rights/permits for development and construction. Daily interaction with General Contractor to ensure changes and maintain on-time construction schedule. Managed daily the $400M development budget along with contract change orders. Successfully completed the project.
Friedmutter Group, Las Vegas, Nevada
Contract Administrator2004 - 2005 Served as Contract Administrator for a $600M development known as Red Rock Resort & Casino. Responsibilities included acting as communication conduit for all technical and construction questions that arose. Timely communication was key in keeping the 17 story high-rise on schedule. Site development included high-rise hotel, casino and spa.
Coordinated all elements of the project to ensure timeliness of deadlines and key initiatives were met:
Handled daily information updates between the architect and general contractor in order that the Fast Track development approach to the project were met. Coordinated and participated in all meetings with pertinent parties including contractors, consultants, architects, engineers and designers. Successfully completed my contracted portion of the project.
Deer Crest Development, Park City, Utah
Development Project Manager2000-2003 Represented the owner for the development of a $200M ski-in/ski-out gated residential Mountain Resort Community. Interacted with Deer Valley Resort Operations, the Homeowners Association, Wasatch County Officials and oversaw all vertical development.
Other duties included:
Built the first phase of a multi-family planned community Village C. Monitored the construction and approved all schedules and monthly draws for a $4M Deer Crest spec-house. Built the Deer Crest Operations and Security facility. Represented the Deer Crest owner in developing the site and design for a five-star hotel & spa. Successfully completed the project.

Regional Project Manager1995 2000 Managed and oversaw all field construction projects related to the development of all OSCO Drug Stores in three states. Directed multiple resources with flawless execution to ensure timely opening of new store locations. Orchestrated multi-level coordination with owner, architect, sub-contractors and city officials to ensure Grand Opening dates were met.
Fast Track schedules were created to ensure success of projects: Built twenty-one 16,000 square foot OSCO Drug Stores each valued at $1.3M in Illinois, Iowa and Nebraska in less than five years. ALL twenty-one stores opened on scheduled opening dates. Opened five OSCO Stores simultaneously on the same day. Successfully complete opening the designated regional territory.

Senior Partner1990-1995 Managed mid-west real estate holdings and real estate development for an overseas owner. Managed development in key markets such as Des Moines, Chicago and Dallas. Was instrumental in developing resorts in the South Pacific and Japan for the same company known as Plaza Group (Japanese Corporation).
Major accomplishments included: Oversaw a $5M redevelopment of a 155,000 square foot commercial office building in Des Moines, Iowa. Project Director1986-1990 Managed the contractual, financial and construction sequence for the new $98M, four building, Oceanside Civic Center in Oceanside, CA. Managed numerous resources to ensure timely execution and completion of the Civic Center: Led the management of 43 on-site personnel and 42 sub-contractors. Successfully completed project in 36 months, including negotiated cost increases and time extensions to contract. Negotiated contracts for various sub-contractors for the re-development and expansion of the Orange County Airport in Newport Beach, CA.
