SENIOR PROJECT MANAGER

• Commercial, retail, entertainment, hospitality, industrial, laboratory, tenant improvement and historical and fire restoration project experience.

• Completed a fast tracked large multi-tenant retail/lifestyle center on time and under budget despite completing over 1,000 Owner change directives.


• Pre-construction services including demolition, estimating and value engineering for Owner on several renovations of areas in the largest mall on the West Coast.

• Managed the design/build historic renovation with extensive seismic improvements of an 80 year old theater returning it into a performing arts center.

• More than doubled the fee on a $30M historic renovation project by controlling design consultants, reducing overhead costs and managing schedule.

• Pre-construction services for owner/developer including estimating, preparation of budgets and design development schedules.


• Reviewed and managed architects schematic and development design drawings, and coordinated with engineers, consultants and municipalities.


• Managed large tenant improvement projects for in house and third party clients.   

Project Manager

• Negotiated change orders with subcontractors to assist Owner in obtaining additional financing necessary to complete project.


• Expanded a 54,000SF library by 41,000SF that included extensive seismic upgrades, new windows and curtain wall system and furnishings.


• Enhanced fee by acquiring a 12 screen 50,000SF addition to a 50,000SF remodel of an existing 4 screen movie theater.


• Prepared value engineering analysis meeting the Owner’s early design/development budget on a commercial office building.

Construction Manager

• Established construction division of a full service property maintenance company including setting policies, procedures and safety program.


• Developed relationships with owners, architects, engineers including bi-weekly meetings with Owners to assist with their aggressive capital improvement projects.


• Supervised, mentored and trained eight employees.


• Prepared and negotiated Owner contracts, change orders and payment applications.


• Performed pre-construction management including conceptual estimating, bidding subcontractor selection and subsequently managed projects.

Project Manager

• Enhanced fee by acquiring two additional phases due to client satisfaction and performance on first phase of retail center


• Close interaction with Owner and Architect, of architectural and site finishes and managing the buyout and construction of subcontractors and Owner FF & E vendors on a fast track retail and entertainment project.


• Completed fire restoration of core and shell of a entirely burned 50,000SF,  two story tilt-up building including tenant improvements in three months.

Contract Manager

• Document control including the preparation and custody of submittals, RFI’s, and owner change estimates.


• Took over role of Project Manager on laboratory expansion and reversed potential loss by successfully negotiating owner approval of $100,000 claim.


• Project management of several tenant improvement projects.


• Assisted in the development of the corporate scheduling program and provided hands on training. Division office Scheduler for two years.


• Internship for two years prior to being hired full time.
