SIGNIFICANT ACCOMPLISHMENTS Meeting Major Project Time Constraints Tackled and anchored tenant project with major time constraints. Led the way with the A/E team to work the drawing schedule to complete sufficient documents to expedite the construction process, allowing schedules to be shortened and maintained. Ensured the team worked together on the necessary time frame, and made changes allowing the process to move forward. The expansion was completed on time and on budget, as required, to allow the anchor tenant to open for the important Christmas season. Overcoming Major Construction Hurdles Addressed multiple hurdles in the construction of the 465,000sqft Palm Beach Outlets. These included demolition delays due to negotiations with a remaining tenant, insufficient and less experienced personnel, weather, and municipality issues. Completed the project from scratch in less than ideal conditions in less than 1 year, meeting the owner’s grand opening time table. Geotechnically challenged site - site was a rocky tract of land that had a radical slope of over 100 feet from one end to the other. Two large level areas had to be created for the Power Center anchors and the challenge was, with the vertical differential and geotechnical concerns of the rock and clay areas indigenous to the region it, to provide for the needed level pads. I led the civil, geotechnical and site contractor team to find the most economic methods to meet this Team worked to use out of the box methods to address slope and drainage issues as they came to light as the design process moved forward challenge to insure the site costs didn't derail the development. . As a result the project moved forward and was completed on time and within budget constraints and to great satisfaction of the Anchors, Lowe's & Target Modify existing Lifestyle concept to Power Center” - : A local residential developer was attempting to create a lifestyle center (fancier Power center) in 2007 around the time of the great recession. Tenants were not ready to recommit to the market place and as such he was stuck with a mountain with $10 million in site work completed and a very unhappy bank. . The challenge was to convert the old lifestyle concept into a power center with a 135,000 sf Wegman's and 120,000sf BJ's Wholesale among the tenant mix While the original developer took a minority role in the development, during the re-design process he made several comments about how I was getting things done, specifically at one meeting he said that I had pushed the project along in one meeting farther then it had been pushed for the last 6 months.
