Job Description:
Incumbent is responsible to direct the Construction department and oversee construction efforts to ensure successful project implementation. Responsibility entails scheduling, cost estimating and control, negotiation of contract pricing, and quality of remodel projects/construction. Position will have a direct influence on the financial impact of such Construction projects.

Direct the construction of new restaurants and remodels of existing restaurants. Ensure that projects are managed and completed within proper scope, budget and scheduling. Organize and coordinate construction efforts for successful project implementation.
Interface with all related internal departments and external personnel to coordinate planning, budgeting, scheduling, design and construction of restaurant projects. Maintain strong working relationships with external contractors and industry professionals.
Determine the resources required and prioritize the work for each project according to construction schedules and impact on department expenditures.
Pursue and select qualified sub-contractors for bidding process; challenge and negotiate bid amounts of such projects to meet Company standards.
Develop a schedule and communicate, respond and follow through with contractors, vendors, field construction personnel, and operations management to ensure completion of project within cost and time requirements. Incumbent is main point of contact to work with external and internal personnel to actively resolve any issues which may arise during the course of a project.
Responsible to establish scope of construction projects and to monitor work in progress.
Oversee the preparation of cost estimates and risk assessments relative to all site and construction issues.
Review field data and generate the scope of work, materials lists, and budget for each project.
Review and approve all project related invoices and change orders.
Responsible for managing the process of site preparation and building construction of approved prototype buildings and site layouts.
Responsible for obtaining permits and managing interface with local building codes and ordinances, civil engineering, and all other site and construction planning and permit issues.
Manage the use of, and interface with architects to prepare drawings and site plans to facilitate the construction of prototype restaurants or remodel of restaurants.
Ensure all drawings, construction documentation, and finished restaurant meets all local code requirements and ADA (American Disability Act) requirements.
Interface closely with the senior department management to ensure that all prototypes and drawings meet the design and functional requirements of the Company.
Monitor the construction management process and make recommendations for improving the process to meet the needs of the Company relative to restaurant construction activities, job cost reporting, budget analysis and reporting of overall project control, change proposal processing, project scheduling, contractor scheduling analysis, quality control, architectural drawing submittal processing, and expediting procedures/systems.
Develop and maintain working relationships with internal departments to effectively manage the construction process.
Work with Cabinet Division managers and personnel to ensure efficient supply of cabinetry and other items. Coordinate ordering and shipping of owner supplied materials and equipment for each project.
Develop lease negotiation strategies and work with the lease administration team to achieve scopes for remodels and construction projects.
Partner with the Legal Department to have all construction contracts approved before they are executed.
Maintain all appropriate records and files according to established department procedures.
Direct departmental staff to ensure efficient and effective departmental performance. This includes training, professional development, performance and career advancement opportunities, and developing departmental goals and measurements. Determine staffing needs and delegate work assignments.
Determine and recommend department budget. Monitor and analyze controllable expenditures.
Keep abreast of developments and best practices in the construction and development field. Maintain the knowledge necessary to develop department goals and programs, and retain professional competence.
Participate in other projects and initiatives as required.

College degree in related discipline and five plus years experience in construction.
Knowledge of construction laws and principles, site evaluation, and cost estimation required. Knowledge of lease terminology helpful.
Broad knowledge of construction and development processes and materials (i.e., structural, architectural, plumbing, electrical and mechanical systems) as related to restaurant construction.
Well-developed ability to negotiate cost-effective contracts.
Must have strong problem solving and management skills to maintain control of department activities and numerous projects. Ability to prioritize and organize work to meet deadlines required.
Strong interpersonal skills and ability to communicate effectively with all levels, both internal and external to the Company (e.g., senior management and various department and operations management internally; and with subcontractors, vendors, developers, landlords, and government personnel externally).
Incumbent must be able to travel to work locations and construction projects which may have varying degrees of physical accessibility. (Travel time is approximately 20-50%).
Ability to read and correctly interpret construction documents and blueprints, geotechnical reports, and lease/legal documents.
Familiarity with computer including spreadsheet and word processing applications; some knowledge of AutoCAD products and related equipment helpful.
