Senior Estimator Corona, Ca. (2002-2008) Completed unitized takeoffs on the current plans being built at the different sub-divisions and then entered the quantities into the company software program. Worked with structural engineers, both local and in other divisions outside of California, to value engineer house plans to reduce costs and efficiencies. Reviewed the architectural plans, to confirm that they met the companys standards and that were able to be built in the field. Started and facilitated a basic blueprint reading class at the division office to help Centex personnel become more familiar with how to read plans. Conducted field audits at the various sub-divisions, to make sure the houses were being built per plans and at the same time tried to spot issues that were happing and get them corrected.
Led the conversion of the Division towards a unitized operating system
Reduced costs, on average $6600 a house, by value engineering the plans, which equates to approximately $13,200,000 annually based on 2,000 homes a year
Was the Quality Control lead for all prototype plans and engineering issues

Estimator Phoenix, Az. (2001-2002) Responsible for all of the lumber takeoffs that were given to CTX Builders Supply for shipment to the various construction cites. Created unitized takeoffs for foundations, stucco, cabinets, doors and windows that were used by the purchasing department during negotiations with the suppliers. Handled all variance purchase orders, for lumber and trusses, coming from CTX Builders Supply.
Reduced costs by 3% on framing material by conducting field audits and making sure material was not being wasted which equates to an average of $360 dollars a house annually
Reduced costs by 2% ($2500 per house or $3,000,000 annually) by giving the purchasing personnel the knowledge of what it takes to build a house there by allowing them to negotiate better pricing from their vendors
CTX BUILDERS SUPPLY Lumber and manufacturing plant owned by Centex Homes
Truss Plant Manager Phoenix, Az. (1998-2001) Established and ran a floor and roof truss manufacturing plant to supply trusses direct to Centex homes. Started up a wall panel plant to supply wall panels to Centex homes. Staffed and trained both the production personnel as well as the office staff.
Reduced the cost of trusses by 35% (approximately $525 per house or $630,000 annually) by establishing the truss plant and supplying Centex direct
Reduced cost of lumber theft by 4% (approximately $380 per house or $4560,000 annually) by establishing the wall panel plant and shipping walls direct.
