A relative newcomer to the construction service industry, NTO Management, Inc., has introduced a new online service that may just change the way notices and lien releases are managed on projects within the state of Florida. The company has developed a unique website where property owners, lenders, and contractors can manage the many Notice to Owner/Notice to Contractor forms and lien releases they receive for each job. Subcontractors can then go online and monitor the status of releases sent by their suppliers each payment period eliminating the many telephone and fax exchanges between all parties
Prior to this service, many subcontractors expended valuable time tracking down properly completed releases in order to insure timely payments for their work. One of the primary advantages of the service is that it is available 24 hours a day on the web, so small contractors without office staff are not restrained to dealing with the releases during business hours when they are typically out working in the field.
Company president Shirley Spencer brought over 10 years of personal experience managing lien releases for a major general contractor into the design of this service. Shirley say that as someone who dealt with dozens of phone calls and faxed pages everyday from subcontractors and suppliers, she wanted the service to eliminate all the tedium involved with the notice to owner and lien release process. Subcontractors agree. One of the first customers to test the service was Tiffany Varner, a project account manager with Associated Electric. ?It makes collecting lien releases so much easier,? she explains, ?I love being able to log into the site and knowing right then if the contractor has received my releases or not.?
NTO Management, Inc. does an exceptional job at making the process as easy as possible. Once registered at www.ntomanagement.com, general contractors, owners or lenders enter the project information and then use the website?s email or fax function to send pre-filled lien release forms to subcontractors and suppliers. Subcontractors can register to view the status of the releases in each payment period and print forms for upcoming periods directly from the website. Except for a nominal charge for sending faxes, the service is free.
Company operations director Jason Cronk expects that the network effect will expedite the growth of the service. ?As more companies use it, the more useful it becomes.? he says. The company hopes that as subcontractors visit the website to take advantage of the free lien release management service they will be encouraged to order Notice To Owners on other construction projects, which is NTO Management?s main source of revenue.
