Threshold inspection services are mandated by the State of Florida for every building over three stories and the Building Department official often will indicate the need for a special inspector and stamp the permit accordingly. ONM&J provides services for owners, developers, municipalities, counties, school board districts, universities and churches throughout the state of Florida. ONM&J provides Special and Threshold Inspections for all phases of construction, and facilitates the local building departments as inspectors to meet the owner's requirements while maintaining the schedule during the construction phase of the project. ONM&J Threshold Inspectors are experienced in all areas of construction and have the required state certification, ensuring that the client obtains the maximum value for their construction project dollars.
A rapidly growing service of ONM&J is performing Structural Condition Assessments on both commercial and residential properties. The purpose of these assessments is to determine the general condition of the structure(s), repairs, replacement and significant maintenance items that should be performed on the project. A typed report with color photographs will identify the areas that require remedial work, as well as major corrective work and/or component replacement. These reports are based on field observation(s) and a review of any available project documents and/or specifications on the original design.
ONM&J professionals provide structural investigation and peer review on existing structures, examining stress related conditions including cracks, and construction repairs. For clients seeking to purchase existing buildings, ONM&J examines and documents cracks in walls and structural components and other conditions that could potentially cause further deterioration to the building. The firm also provides concrete restoration services and full structural condition assessments on building fa?ade and exterior balconies. ONM&J provides full repair details and specifications to restore buildings with deficiencies such as spald concrete and corroded reinforcing caused by water intrusion.
